Ask a portal for the median home price in Lake Ridge and you'll land near $757,000. Ask the same tool about Mira Lagos, a few miles down the same shoreline, and the number drops closer to $500,000. A buyer skimming both figures could reasonably conclude that Lake Ridge is the established, pricier side of Joe Pool Lake and Mira Lagos is where the value sits. That conclusion is wrong in almost every direction it points, and the reason has nothing to do with which side of the water is nicer.
It has to do with what each number is actually counting.
Redfin's Own Map Puts Mira Lagos Inside Lake Ridge
Pull up Redfin's Lake Ridge page and scroll to the section listing the "popular neighborhoods" inside that boundary. Mira Lagos is one of them, alongside Grand Peninsula, Mansfield National, and Lowes Farm. Movoto's data pulls from a similar footprint. So when a portal reports a Lake Ridge median, it isn't necessarily describing the gated, custom-home community most agents mean when they say the name. It's describing a much larger area that already has Mira Lagos sales baked into it.
That matters because Redfin's current recently-sold data for that broader Lake Ridge boundary shows 23 homes at a median listing price of $767,000, with a median 76 days on the market. Movoto's May 2026 figure for the same footprint landed at a median list price of $757,000, or $194 per square foot. Those two numbers agree closely with each other. Neither one agrees with what most buyers picture when they think "Mira Lagos home price," because the boundary drawing the median isn't the boundary a buyer is actually shopping.
This isn't a one-off glitch in how portals handle Cedar Hill. A few miles southeast in Mansfield, Movoto's June 2026 list-price median was $574,000. HAR's figure for the same city in March 2026 was $464,846. Same city, roughly the same stretch of the year, a gap of nearly 45 percent. The portals aren't malfunctioning. They're built on different inputs (list price versus valuation model, different neighborhood boundaries, different lookback windows) and none of them are wrong. They're just not measuring the same thing, which means a buyer using any single number as a stand-in for "the market" is working with less information than the number implies.
What $450,000 Actually Buys
Inside the gated Lake Ridge community itself, the spread is wide enough that a single price point can describe two structurally different houses.

Notice what happens at $450,000. That single number describes a larger production home on flat ground with no lake access, or a smaller, older entry into a gated community with a golf course and a lake at the end of the street. The dollar amount is identical. The product is not. A buyer comparing two listings at that price is not comparing two options within one market. They're comparing two different markets that happen to share a zip code and a listing platform.
Mira Lagos runs a version of the same trick, just at a different scale. The community holds Grenadier townhomes priced from roughly $350,000 up past $900,000 depending on the plan, a 55-plus villa section called the Enclave with single-story two-bedroom layouts built for low-maintenance living, three-level luxury townhomes in Lakeshore Village, and the more spacious Estates at Grand Peninsula section, where homes with quarter-acre lots and actual water views push well past $700,000. A $500,000 figure attached to Mira Lagos could describe a paired-wall townhome or a detached single-family resale in one of the older sections, and the only way to know which is to look at the specific listing, not the neighborhood name.
There's a second layer to why Mira Lagos numbers move around so much. The community doesn't turn over many homes in a given month, and a thin market makes medians noisy. One recent 30-day snapshot showed a median sale price of $430,000, up 10.3 percent year over year, on just seven closed sales, up from a single sale the year before. A separate 12-month trailing figure for the same neighborhood showed a median of $519,900, up 9 percent. Neither number is wrong. They're measuring different windows in a market where a handful of closings can swing the middle figure by tens of thousands of dollars. In a slow-moving, low-volume community, the median is less a fixed price and more a snapshot of whichever few houses happened to close.
The School Named Lake Ridge Isn't In Lake Ridge
The naming overlap goes further than the portals. The gated Lake Ridge community in Cedar Hill is zoned to Cedar Hill Independent School District and Midlothian Independent School District. There is also a campus called Lake Ridge High School, and it sits inside Mansfield ISD, on the Grand Prairie side of the lake. That campus, sometimes listed as Mansfield Lake Ridge High School, is the one actually feeding Mira Lagos and the neighboring Cedar Ridge Estates community, not the gated Cedar Hill subdivision that shares its name.
Two places independently chose the same descriptive words for their spot on Joe Pool Lake, and neither reports to the other. A buyer searching "Lake Ridge schools" and landing on information about Mansfield Lake Ridge High School could easily assume they've found the right district for a home tour in the gated Cedar Hill community. They haven't. They've found the school for a different community entirely, across the water.
The recreation infrastructure follows the same split. The gated Lake Ridge community golfs at Tangle Ridge Golf Club, a public 18-hole course with a pro shop, practice facility, and on-site dining, and its families use Valley Ridge Park, 165 acres holding baseball, softball, and football fields, 18 soccer pitches, a stocked fishing pond, four playgrounds, a 1.5-mile hiking trail, and a 3,000-square-foot amphitheater. Mira Lagos and Cedar Ridge Estates, on the Grand Prairie side, lean toward Mansfield National Golf Club. Two separate clubs, two separate homeowners associations, one shared shoreline, and a shared word doing double duty.
What Actually Follows You to Closing
Some of the differences between these communities show up on paper before you ever move in. The Property Owners Association of Lake Ridge and the Hills of Lake Ridge Property Owners Association each carry a resale certificate fee of $375, a public record filed with the Texas Real Estate Commission. That's a routine line item at closing in the gated community, and it's worth confirming early rather than discovering it on a settlement statement.
The negotiating room in Cedar Hill's broader market also depends on which tier you're shopping. A recent 30-day snapshot showed nearly half of Cedar Hill listings dropping their asking price, with a median sale-to-list ratio around 96 percent, meaning sellers were routinely accepting offers a few points under list. That flexibility tends to concentrate at the custom end, above $700,000, where inventory sits longer and buyers can afford to wait. Entry-level product under $450,000 behaves differently. Builders there are less likely to cut the sticker price and more likely to offer a rate buydown or a closing cost credit, so the discount shows up in your monthly payment rather than in the number on the listing.
A Few Questions Worth Asking Before You Compare Two Listings
Is Mira Lagos part of Lake Ridge? Not administratively. They're separate communities with separate HOAs. Some listing portals nest Mira Lagos inside a broader "Lake Ridge" search boundary, which is why a neighborhood-level median pulled from one of those tools may already include Mira Lagos sales without saying so.
Which school district actually serves the gated Lake Ridge community? Cedar Hill ISD and Midlothian ISD. Mansfield ISD's Lake Ridge High School, despite the name, serves Mira Lagos and Cedar Ridge Estates on the opposite side of the lake.
Why do two portals show different prices for the same address range? They're built on different inputs. A valuation model weighted toward typical comparable sales will read differently than a list-price median pulled from active listings, especially in a community where a handful of custom homes at the top of the range can pull a list-price figure well above what a valuation model expects.
